The Agerton Transit-Oriented Community is a 226-acre master-planned development within the Milton-Trafalgar Major Transit Station Area (MTSA), envisioned to deliver new housing, employment, and community amenities centred around higher-order transit. The Spanier Group was engaged as strategic advisor to a major landowner within the MTSA, helping shape the long-term vision and implementation strategy for approximately 82 acres of the broader community.

The mandate spans master planning, secondary and tertiary planning, infrastructure and servicing, government relations, and the delivery of a future GO Transit station. Working alongside landowners, government agencies, and the broader consultant team, the Spanier Group is coordinating planning and infrastructure strategies while evaluating funding mechanisms and emerging provincial tools to support transit implementation and long-term development.

As the project progresses, the Spanier Group continues to support development phasing, partnership opportunities, financial strategy, and the integration of retail and ground-floor programming, helping turn transit investment into a complete, connected community. Agerton highlights the firm’s ability to align landowners and government around a shared long-term vision for transit-oriented growth.
