The Ask
Lakeview Village is a 177-acre master planned waterfront community transforming the former Ontario Power Generation site into one of Canada’s most significant mixed-use developments. For over five years, the Spanier Group has served as a strategic advisor to Lakeview Community Partners Limited (“LCPL”), supporting the vision, planning, partnerships, and implementation of the development. Our involvement spans master planning, retail and mixed-use strategy, government relations, stakeholder engagement, branding, activation, and innovation planning.

The Challenge
Leading the strategic framework for the Lakeview Innovation District and Cultural Hub, the Spanier Group developed the vision, governance model, and implementation strategy for approximately 1.5 million sq. ft. of employment space expected to generate up to 9,000 long-term jobs. Our team also helped shape the governance and implementation approach for approximately 35 acres of parks and public realm.

The Results
Lakeview Village is redefining waterfront placemaking through an integrated approach to development, innovation, culture, and community-building.
